General Information about obtaining a Schengen Visa through Greece.

APPLYING FOR A VISA TO VISIT GREECE

When you wish to visit Greece to view properties for sale there is a simple procedure that must be followed in order to obtain a temporary Visa for this purpose.

Below you will find a list of documents necessary for obtaining a temporary Travel Visa:

1) Copy of Passport(s)

2) Copy of criminal record from the country of origin

3) Travel Insurance

4) Medical Certificate

5) Documents showing capacity to purchase a property in Greece. A bank stamped statement showing funds is adequate.

6) Invitation from Company based in Greece inviting your clients to the country with the purpose of viewing properties for sale. The invitation must also state were your clients will be accommodated during their visit.

The above documents need to be accompanied with an application form created by the Embassy or Consulate of the country your clients are residing in.  Most application forms can be found on-line with the exact address of the Embassy/Consulate.  Once the application is sent with the proper documentation the Embassy/Consulate may either issue the Visa or call you for an appointment.

Circular No. 13 Subject: Implementation of Article 6 of Law 4146/2013.

We know that in the Government Gazette 90A published by Law 4146/2013 "Towards Amicable Development Environment for Strategic and Private Investments and other provisions", the provisions of Article 6 of which relate to issues of immigration laws.In particular, the provisions of paragraph 1 of Article 6 shall be granted right of residence in the country ten to its legal representative to ten persons deemed necessary for the proper investments, classified as "strategic investments" while with the provisions of paragraph 2 of the same Article added to Law 3386/2005 Article 36 A, which regulates the residence status of third country nationals who hold or intend to invest in property in Greece.The purpose of this is to provide guidance on the application of Article 36a of Law 3386/2005, by the services. 

 

A. Beneficiaries Enjoying the right of entry and residence five years are:

 

Third-country nationals who hold or intend, documented, acquire real estate in Greece, if the minimum height of the property amounts to two hundred and fifty thousand (250,000) eurosb) citizens of third countries which have concluded at least ten-year lease of hotel accommodation or tourist furnished houses in tourist accommodation complex of Article 8 § 2 of Law 4002/2011 (Government Gazette A180) if the minimum height of the lease is two hundred fifty thousand (250,000 euros) and the members of the families of those third countries. Especially for those subject to third countries should take particular account of the following:

 

1. The property will be owned and possession to their owners.

 

2. In case of joint ownership property, worth 250,000 euros, the owners of the property can be up to two (2) individuals who hold 50% of the property undivided. Atparticular case, and both can make use of the right of residence and accompanied by members of their family.

 

3. If the owner of the property has been acquired through a legal person, they should be the sole shareholder.

 

4. The right of residence provided in cases where the third country national is owner, either personally or through a legal person, more than one property, a total value of at least two hundred fifty (250,000) thousand euros.

 

5. The documented intent to purchase the property, should be proved by documents showing the financial capability (eg certificate recognized bank A class or an official financial institution or another recognized organization Storage securities) by certifying the existence of bank accounts or other movable securities, particularly bonds or shares to cover the capital investment of at least EUR 250,000 and the applicant's intention to purchase the property (contract award in law or real estate agent).

 

6.  The residency permit can renewed after the five year period so long as the property is still in the name(s) of the applicant.

GENERAL INFORMATION

 

Greece is a member state of the European Union and a part of the Schengen Treaty. These two capacities determine visa requirements for foreign citizens who wish to visit Greece.

A Schengen visa is needed when you are visiting one or several of the countries of the Schengen Area (i.e. Austria, Belgium, Czech Republic, Denmark, Estonia, Finland, France, Germany, Greece, Hungary, Iceland, Italy, Latvia, Lithuania, Luxembourg, Malta, Netherlands, Norway, Poland, Portugal, Slovakia , Slovenia , Spain, Sweden, Switzerland). The duration of your total stay in Schengen countries shall not exceed 90 days in a period of 6 months, starting from the date of first entry.

 

You have to apply for a Schengen visa at the Greek Visa Application Centre’s in your country:

your main destination (the Schengen country where you will spend the longest time) is Greece, or

you are spending the same amount of days in several Schengen countries, but Greece is your first port of entry into the Schengen Area.

Applicants for Schengen visa are required to apply in person.
